When a file is submitted to J and J Processing for Disclosure Preparation or Processing it is expected and required that:
  • The loan originator is fully licensed and NMLS endorsed and has provided a contract signed by the broker of record for which the originator has a relationship with.
  • The loan originator has signed and understands the processing schedule of fees.
  • The loan originator has prequalified the client for the financing they are seeking and established they have the ability to repay the loan.
  • The loan originator has discussed the financing with the borrower.
  • The loan originator has confirmed the product and guidelines with the Wholesale lender and or investor and confirmed the borrowers circumstances are within guidelines.
  • Has discussed and borrower has agreed to all pricing, terms, and interest rates with clients prior to submitting loan to J and J processing.  (Floating or Locked rates, terms, and pricing)
  • The loan originator has received consent and authorization to obtain and review borrower’s personal, employment and financial information and credit history used to qualify for financing.
  • If the financing is a purchase the contract must be completely ratified by all parties involved with all counters and addendums provided in a timely fashion.
  • The J and J Loan submission form is completed in its entirety and legible
    (a fillable form can be provided for typing)
  • J and J Processing must be given a minimum of 48 hours to prepare disclosures in order to meet TRID requirements disclose within 3 days of application date.
    (Accurate Fee quote from Title and escrow are required to complete)
In addition to the mandatory items above, it is of the upmost importance you follow the instructions and items needed on the checklists provided when submitting file for processing. 

When a file is submitted to J and J Fulfillment for Underwriting it is expected and required that:
  • The loan originator is fully licensed and NMLS endorsed and has provided a contract signed by the broker of record for which the originator has a relationship with.
  • The loan originator has signed and understands the processing schedule of fees.
  • The loan originator has prequalified the client for the financing they are seeking and established they have the ability to repay the loan.
  • The loan originator has discussed the financing with the borrower.
  • The loan originator has confirmed the product and guidelines with the Investor and confirmed the borrowers circumstances are within guidelines.
  • Has discussed and borrower has agreed to all pricing, terms, and interest rates with clients prior to underwriter review.
    (Floating or Locked rates, terms, and pricing)
  • The loan originator has received consent and authorization to obtain and review borrower’s personal, employment and financial information and credit history used to qualify for financing prior to credit check.
  • The loan originator/processor provided and verified the required supporting documentation and items needed for review as per investor guidelines.
  • The supporting documentation in the file is the most recent updated accurate information available and time of review.
  • File must include all signed and dated disclosures in compliance with TRID, Lender and Investor Requirements, Program Guidelines and/or any other program requirements.  All loan estimates to be accurate and dated accordingly with confirmation of delivery to borrower.  (if J and J Processing Department has completed your disclosures these items will be included in your file already and be provided to Underwriting Department)  
  • All inspections including Appraisal Report to be included and confirmation to confirm they were ordered through the appropriate channels according to rules and regulations and confirmation Borrower was provided the proper Disclosures
    (borrower must be provided copy of results)
  • Estimated Master Settlement Statement, and all other escrow & title requirements. 
    (Will be reviewed & compared to disclosed LE)
When a file is submitted to J and J Processing for Docs and Funding it is expected and required that:
  • The loan originator is fully licensed and NMLS endorsed and has provided a contract signed by the broker of record for which the originator has a relationship with.
  • The loan originator has signed and understands the processing schedule of fees.
  • The loan originator has received a clear to close from the financing investor/lender for the financing. 
  • Rate Lock Confirmation matching the terms, rate and pricing the loan originator and borrower agreed to; and matching the clear to close approval terms from financing investor.
  • Confirmation the File includes all signed and dated disclosures in compliance with RESPA, Lender and Investor Requirements, Program Guidelines and/or any other program requirements.  Loan estimates to be accurate and dated accordingly with confirmation of delivery to borrower.  (if J and J Processing Department has completed your disclosures these items will be included in your file already and be provided to Underwriting Department) 
  • All inspections including Appraisal Report to be included and confirmation to confirm they were ordered through the appropriate channels according to rules and regulations and confirmation Borrower was provided the proper Disclosures
    (borrower must be provided copy of results)
  • Estimated Master Settlement Statement, and all other escrow & title requirements. 
    (Will be reviewed & compared to disclosed LE)
  • J and J to use Document Drawing Software to be provided by Lender/Banker for use and doc order form completed by processor and confirmed by loan originator.
  • Borrowers have established Insurance for subject property & any other requirements of investor.
  • All invoices paid and/or due to be provided.
